On March 12, 2026, the government proposed updates to Rent Regulations that can be implemented independently of the legislative process. This means the Minister can move forward with the proposed updates now.

The government’s proposed rent regulation changes include:

  1. Increasing the number of units protected by rent control by including most units renting for less than $2000/month, up from the current $1,670/month.
  2. Reducing the portion of capital expenses by 50% that landlords are eligible to recover each 12 month period through an above-guideline rent increase.

The Progressive Conservatives are misleading the public by claiming that under the proposed changes landlords will only recover 50 per cent of their expenditures on capital costs. This is false. The portion of capital expenditures that landlords are entitled to recover each 12-month period through higher rents will be reduced by 50 per cent, meaning only that it will take twice as long to recover their costs. Landlords would recover 100 per cent of their costs in six to sixteen years, as opposed to three to eight years under the current rules.

Let the Government know that they must hold the line and immediately implement the proposed rent regulation changes, while ensuring Bill 13 moves through the legislative process as soon as possible in the fall.
